CURRENT ISSUES BEING MONITORED
Enhancements to the Live Local Act
Monitoring changes to the Live Local Act in Florida is crucial for businesses and stakeholders navigating the dynamic regulatory landscape. As Florida continues to evolve, staying informed about modifications to the Live Local Act ensures a proactive approach to compliance and strategic decision-making. Regularly tracking amendments not only allows businesses to adapt seamlessly to legal requirements but also provides an opportunity to capitalize on emerging opportunities within the state. This commitment to staying current with legislative changes reflects a dedication to corporate governance and positions organizations to thrive in an ever-shifting business environment.
Adaptive Reuse
By keeping a keen eye on these developments, stakeholders can identify prime opportunities, align their projects with sustainability goals, and contribute to the preservation of Florida's unique cultural heritage. Additionally, staying informed about adaptive reuse initiatives allows businesses to respond to changing consumer preferences, regulatory incentives, and community needs, fostering a more resilient and socially responsible approach to development. In essence, monitoring adaptive reuse in Florida is not just a matter of staying current; it's a strategic imperative for those seeking to blend innovation with preservation in this dynamic market.
ACROSS THE STATE
Affordable Housing
SEFAA works closely with FAA and other stakeholders to continue to work to increase Florida’s supply of affordable housing. One critical way to ensure continued growth in affordable housing is advocating for full funding of Florida’s Sadowski Affordable Housing Trust Fund and it’s initiatives. Additionally, SEFAA supports FAA’s efforts to approve an affordable housing property tax discount program, which would allow local governments, at their discretion, to provide a property tax discount for the purposes of affordable housing. As contemplated, the discount could apply to new or existing multifamily development, provided the exemption is granted by a vote of the local governing body.
Adaptive Reuse
Attentively tracking these developments enables stakeholders to pinpoint valuable opportunities, align their projects with sustainability objectives, and contribute to the preservation of Florida's unique cultural heritage. Additionally, staying well-informed about initiatives related to adaptive reuse empowers businesses to adapt to shifting consumer preferences, leverage regulatory incentives, and address evolving community needs. This proactive approach cultivates resilience and social responsibility in the realm of development. Essentially, monitoring adaptive reuse in Florida is not just about staying up-to-date; it represents a strategic necessity for those looking to seamlessly integrate innovation with preservation in this dynamic market.
ACROSS THE NATION
Section 8 Housing Choice Voucher Reform
SEFAA has worked closely with NAA and our local Congressional Delegation to secure changes to the Section 8 Housing Choice Voucher (HCV) Program. The Section 8 HCV program is the nation’s primary and most successful rental subsidy program, but reforms are needed to reduce inefficiencies and remove burdensome regulatory requirements to attract more housing provider participation. Some of the improvements we support include providing incentive payments for housing providers that operate in areas of opportunity and for new participants in the program, the creation of a mitigation fund to cover repairs and damages that would allow housing provider to better manage risk and expediting the inspection process to make units available more quickly.
